Questions to ask your Radon Mitigation Expert
Before anything, validate your test results.
Know what they mean.
Make sure it's not just the tester's opinion that the results are elevated and verify the test was run properly. All windows throughout the house need to closed 12 hours prior to
and all during the test.
This should be a fair test for both the buyer & the seller.
1) Are they certified for mitigation & testing by the National Radon Proficiency Program
(NRPP) or the National Radon Safety Board (NRSB) & is the certification up to date?
Also, that there is a person actually on the job that is certified, not contracted out by a certified mitigator. Current list is found at www.radongas.org
2) Do they agree to follow all EPA & AARST protocols- including:
A) Not placing the fan of the system in the basement or under any living area.
B) Exhausting the fan above the eaves of the roof.
C) Making sure exhaust point is 2 ft. above or 10 ft. away from any windows.
D) Providing electrical connection in accordance with local codes Exterior power should be through a GFI protected switch.
3) Will they visit the home to provide a quote?
4) Will they provide a detailed quote showing materials to be used, warranties & where the system will be located on the home?
5) Will they provide a certified post mitigation test validating that the system is doing the job? Not handing you a canister to do it yourself, if you are the seller. This is not valid
for real estate transactions.
6) Will they provide references and proof of contractor liability insurance, errors &
omissions, pollution control & workman's comp.?
7) Please check with the Better Business Bureau for quality of service that you would expect
for your money.
8) Are they members in any professional organizations?

It would be helpful to have a certified tester conduct the test.
If not, hopefully the following will be helpful information
1) The test is conducted in the basement.
2) One continuous monitor or 2 passive testing devices, which should be 1 foot apart.
3) If the basement is over 2000 sq. ft., then 2 stations of testing.
2 monitors or 4 passive devices.
